Buyers cannot read scale in an empty room. A 14-foot living room and an 11-foot living room photograph almost identically when there is nothing in them to measure against. So the room reads as small, or it reads as nothing at all, and the listing gets a scroll instead of a showing.
Physical staging solves it and costs $2,000–$4,000 a month in this market, plus scheduling, delivery and a vacancy long enough to justify it. On a $230,000 house that math rarely works.
Virtual staging solves the same problem for the price of a tank of gas. You send the photos you already have. I send them back furnished.

Good for a listing with one problem room — the empty living room or the bare primary bedroom.
The usual order. Six rooms covers most Rochester-area listings end to end and works out to $16.50 a room.

Questions
Yes, and every image I deliver is already labeled for you. NYSAR and effectively every MLS require staged images to be identified as such. The label goes on the image itself so it survives being copied into Zillow, Redfin and your own marketing.
Whatever your photographer already delivered. Straight-on room shots at normal listing resolution work best. Phone photos work too as long as the room is lit and the walls are square in frame. I do not need a floor plan or measurements.
I can remove existing furniture and replace it, but it costs more and takes longer than staging a vacant room, because the floor and walls behind the old furniture have to be rebuilt. Send it over and I will quote it before starting.
24 hours on standard orders placed before about 6pm. If you have a listing going live tomorrow morning, say so when you send the photos and I will work to that.
Tell me what is wrong and I will redo it. One revision round is included in every price above. Most revisions are “make it warmer” or “lose the gallery wall,” and those take under an hour.
Yes. The work is done from photos, so location does not affect it. Most of my clients are in Monroe County because that is where I am, but I have no geographic limit.
