Virtually staged living room with mid-century furniture and warm afternoon light

NYONIC/Virtual staging

ListingLift — For real estate agents

Virtual staging for
Rochester listings.

Vacant rooms photograph cold. ListingLift furnishes them digitally from the photos you already shot — same walls, same light, furniture that gives the room a purpose. Back in 24 hours, MLS-ready and labeled as virtually staged.

An empty room gives a buyer nothing to hold onto.

Buyers cannot read scale in an empty room. A 14-foot living room and an 11-foot living room photograph almost identically when there is nothing in them to measure against. So the room reads as small, or it reads as nothing at all, and the listing gets a scroll instead of a showing.

Physical staging solves it and costs $2,000–$4,000 a month in this market, plus scheduling, delivery and a vacancy long enough to justify it. On a $230,000 house that math rarely works.

Virtual staging solves the same problem for the price of a tank of gas. You send the photos you already have. I send them back furnished.

How it works

Three steps, no shoot day.

Send what you have

A phone photo is enough. No shoot day, no shipping, no brief template.

I produce

Modern tooling, a human eye, twenty years of commercial taste. Nothing ships unreviewed.

You ship it

Revisions included. Most work back in 24–48 hours.

What you get

  • Full-resolution images at the same dimensions you sent, ready to upload straight to the MLS
  • Every image labeled “virtually staged” so you stay compliant with NYSAR and MLS disclosure rules
  • Furniture chosen for the room's actual architecture — no floating sofas, no rugs clipping through walls
  • Windows, floors, trim and light left exactly as photographed
  • One round of revisions included; tell me to swap the sofa and I swap the sofa
  • 24-hour turnaround on standard orders

Demo rooms, staged in-studio. Client work is always built from your own listing photos.

Questions

Before you get in touch.

Do I have to disclose that a photo is virtually staged?

Yes, and every image I deliver is already labeled for you. NYSAR and effectively every MLS require staged images to be identified as such. The label goes on the image itself so it survives being copied into Zillow, Redfin and your own marketing.

What photos do you need from me?

Whatever your photographer already delivered. Straight-on room shots at normal listing resolution work best. Phone photos work too as long as the room is lit and the walls are square in frame. I do not need a floor plan or measurements.

Can you stage a room that already has furniture in it?

I can remove existing furniture and replace it, but it costs more and takes longer than staging a vacant room, because the floor and walls behind the old furniture have to be rebuilt. Send it over and I will quote it before starting.

How fast is it really?

24 hours on standard orders placed before about 6pm. If you have a listing going live tomorrow morning, say so when you send the photos and I will work to that.

What if I do not like the furniture you picked?

Tell me what is wrong and I will redo it. One revision round is included in every price above. Most revisions are “make it warmer” or “lose the gallery wall,” and those take under an hour.

Do you work outside Rochester?

Yes. The work is done from photos, so location does not affect it. Most of my clients are in Monroe County because that is where I am, but I have no geographic limit.

Send one room. See it staged.

The first sample is free and I do not ask for a card. Email the photo or call and I will walk you through it.
